HOA President's Report
Our July 11th HOA meeting was highly informative, including an incredible presentation (click on the link below) by Joel Turner, Vail's Grand Summit Manager. He outlined Vail's protocols to protect guests and owners (which in many cases go above and beyond the standards set by Summit County) during their visit to the resort. He also highlighted what we already knew about our building, "we are more than just a hotel room". This should be a real game changer for guests who want to self-cater during their Park City stay.

Mike Howe, All Seasons Resorts Chief Financial Officer (CFO), advised that arrears through June 2020, were 50 percent as compared to last year. We thank all owners for their punctual payments during these tumultuous times.

Our cost cutting efforts continue at a good pace, the fiscal year (May/June) savings so far were $150,000. Including April, the savings to date are more than $250,000.

With the hotel occupancy at less than 20 percent, the need for room maintenance/repairs has been cut significantly. While we hated to do it during the Pandemic, we released two maintenance workers.

To comply with current Summit County health regulations, we added a pool/gym attendant to sanitize equipment and surfaces. Additionally, we ordered a portable ionizer to handle county mandated disinfecting of common areas.

The new door locking systems have been installed and are getting positive reviews.

Special thanks to our newest board member, Peter Hutt, who was a road warrior. He drove from Seattle to be on campus for our Board meeting. That is real dedication.
We are incredibly grateful for the efforts of Stephen Polvere, Mark Hoagland, and Joel Turner for their tireless efforts in ensuring that guests and owners have great experiences during their stay at the Grand Summit. They have done a remarkable job doing more with less for all of us. When you are next in town, thank them.

Yotel Pad Park City is located just down the hill from Grand Summit, across the street from Silverado Lodge. It is scheduled to open in time for the start of ski season in December 2020. Pendry is being built adjacent to Sundial Lodge and Westgate. It is scheduled to be open by Winter 2022 and will feature 5 new restaurants. The link below shows a 3 minute video on how Pendry building is coming. There are some amazing views showing how Pendry will fit into the Canyons.



Grand Summit hot tubs opened on Thursday July 23, 2020 with posted strict social distancing guidelines.

The HOA will monitor the hot tubs and if guests can not obey the guidelines, we may be forced to close them again. Our hot tubs will safely hold two, maybe three people 6 feet apart.

Cost Saving Efforts at Grand Summit
Below you can see how we have been able to save owners money during the months of April through June. We continue to incur costs that were not budgeted for and have highlighted those as well.
Maintenance Report
Door Lock System Upgrade

The new Assay Abloy door lock system upgrade includes all residential unit doors, the pool and fitness center doors, owners library, and the parking garage. The new lock system will provide improved reliability on locks and longevity of the keys. To view the technical specifications of the new locksclick this link.



Electrostatic Disinfectant Sprayer

The Association has purchased an EPIX360 electrostatic disinfectant sprayer to greatly improve the sanitizing process on high touch equipment, furniture, and common areas in the hotel. This process of applying sanitizer to a surface is 50% faster and more effective than spray and hand wiping.

Communication & Technology Committee
We have added a lot of new content to the updated the GSOwner.com website. Our HOA Manager All Season Resort Lodging (ASRL) designed and maintains this website for FREE. GSOwner.com requires a password to enter it. Password is all lower case: gsowner. You can find Owner Calendars through 2028 on the website.

John Seidel who is on the Technology Committee is looking in to adding solar panels to Grand Summit to save money on our utility bills. We are also looking into adding cellular relay equipment to improve cell phone reception in the Grand Summit Lobby.

Other HOA News

  Land-Ron Inc. Settlement

The Executive Board has reached a settlement with Land-Ron Inc. for monies the HOA owed them for installation of FF&E during the 2017 renovation. The outstanding balance owed to Land-Ron was $182,250. The resort had previously paid Mesa Furniture $38,160 to re-install the unit beds and $28,140 to Furniture Medic for repairs made to the FF&E. The HOA has agreed to pay Land-Ron Inc. a significantly reduced amount of $47,000 for full and final settlement of any claims related to the contract.

Land-Ron, Inc. is a full-service General Contractor specializing in interior finishes for the hospitality industry since 1993. 

Pool Building Design

On July 22, 2020 JZW Architects commenced with scanning work and site investigations.

On August 3, 2020 JZW will complete scanning processing and distribute electronic drawings to consultants. The Design Development Phase begins.

On April 10, 2021 Construction will start, estimated completion date is July 19, 2021.
